How to Qualify and Apply for the Home Partners Lease Purchase Program
Our application process is designed for applicants to have success with our Lease Purchase Program and to live in a home and neighborhood they love.
We understand that housing is a big decision, so our team evaluates applications quickly and efficiently.

As a reminder, this is our minimum Program criteria to qualify:
-Annual household income of at least $40,000
-Proof of income
-No open chapter 7 bankruptcy
-No disqualifying criminal history
-Minimum of 45 days from date of application to move-in

Pre-Qualification Questionnaire
This is the first step when you apply to the Lease Purchase Program on the Home Partners website.
The brief questionnaire asks applicants six questions to determine if they will be a strong candidate for the Program.
This step is easy, fast, and completely free!
In addition to answering the Pre-Qual questions, we recommend that applicants check that their household meets a metro’s minimum FICO score.
We calculate a credit score as the average credit score of all household members who will contribute to rent, weighted by the amount each household member’s income makes of the total income of the household.

Full Application
To move onto the Full Application, you must successfully pass the Pre-Qualification.
The Full Application requires all household members over the age of 18 to undergo a credit and background check.
For the credit check, we issue a soft pull which does not negatively affect your credit profile.
Applicants will also need to verify the income disclosed on the application to qualify. We accept a variety of income verification documents, including pay stubs, tax returns, and award statements.
Your source(s) of income will determine the type of income documents required.
It is important to gather income verification documents for all household members contributing to monthly rent.
Our team uses these to calculate a maximum monthly rent amount that will be used to guide the home search.
Remember when applying:
-We cannot approve an application until all verifiable income documents are uploaded.
-Uploading documents after application submission may result in a longer processing time.
-If a household member is added after application submission their income will not be considered towards the maximum approved rent.
After relevant documentation is submitted and the application fee is paid, our team will evaluate the application and provide a decision within 1 to 3 business days.
